Rental Applications: Part 2 – Who? When??

When you hand over any type of form to someone, it’s nice to know where it goes. Unfortunately most people that give application forms to a rental agency have no idea who it will actually be processed by, or who will make the final decision as to whether or not they are approved. Is it the smiling secretary that you gave the application to, or is it some mysterious form processing guy that lives in a cupboard….

This is a brief rundown of how application processing works in our agency.

When you hand over your application to the receptionist, they will date stamp and sign it. They will then pass it on to a leasing officer. A leasing officer takes care of organizing inspections and taking enquiry on current rental properties. They are also the chief application processors.

The leasing officer will check and call references, determine whether the applicant has a good rental history, and, of course, discern whether or not the applying parties will be able to cover the weekly rent based on the information provided in the application.

Once this is all completed, and if the application is satisfactory, the leasing officer will then hand the application onto the respective property manager. The property manager is the only person who can take an application to the owner and it is the property managers’ responsibility to present the application fairly and honestly to the property owner.

Based on the property managers’ explanation, the property owner will then choose if they want to rent their property to that applicant. In the case of multiple applications for the same property the property manager will present all applications to the owner and it is the owners’ decision who they wish to rent the property to.

Usually this whole process can be completed within 1-2 working days. Unfortunately this is not always the case. Overseas owners, uncooperative references and missing application information can all lead to the process taking that little bit longer.
