Rental Applications: Part 1 – What?

When searching for a new place to live there are a lot of things to consider. How much you are willing to spend, when you want to move in, and who is going to be on the new lease. One aspect of finding a new rental property that many pay little attention to, yet causes a lot of stress, is the application process. A poorly completed application can often lead to missing out on the property you want.

When filling out an application form there are some basic questions that you MUST ask yourself….

  • Are all the details for both yourself and the property you are applying for filled out and correct?
  • Have you signed your Privacy Disclaimer?
  • Do you have the necessary photo ID, proof of address, and any other supporting documentation attached?

In other words please make sure that everything that is required you have supplied. For one, you would be surprised at the amount of people who don’t put the address of the property they are applying for on the application. And no, contrary to popular belief, Property Managers are not psychic.

Make sure that you have ALL of your relevant employment details, such as your payroll office or managers contact number, as well as any supporting documentation that is required. It’s all well and good to say you are receiving a $400 per week Centre link pension, but make sure you have a statement that proves it.

Any previous rental, personal, and employment reference letters you can supply will greatly improve your chances of getting the property and of course, the more information you supply, the faster the agent can process your application. Make sure you have ATLEAST a drivers license/18+ Card or a passport and a bill/car registration with your name and current address clearly visible.

Lastly, your privacy disclaimer is extremely important, as a Real Estate agent can’t lawfully process your application without this section signed.

Take the time to read your application form before filling it out. Plan ahead, organize your references and inform them they will be contacted by an agent, and get copies of your documents BEFORE you give your application form to your agent. This will ensure your property manager can process your application in a smooth and timely fashion.
