NRAS spells increased ROI.

In a new move to increase the affordability of rental properties in Australia, the Commonwealth Government has introduced the NRAS or National Rental Affordability Scheme. While this is a bonus for low to middle income households looking to rent, the incentives for investors are looking quite promising.

The NRAS provides owner investors with a tax free incentive of $8,672 a year per dwelling over a 10 year lease. In exchange for these tax free incentives, new houses or units are made available for rent to eligible tenants at a 25% discount to market value. This fact sheet includes some financial models that indicate overall ROI is higher on properties utilizing the NRAS.

The NRAS will offer a 10 year head-lease to the owner investor of the property, as well as an accredited Housing Manager to ensure the property is cared for. Properties utilizing the NRAS will also find increased tenancy rates as they receive access to extensive tenancy waiting lists generated by the NRAS.
